ONE-TIME, BEFORE YOU MOVE IN

  Application fee

      Per adult applicant, 18 and over. Covers the screening report. You see this amount before you reach the payment step, never at it.

  Lease administration
      $150
      Charged once, at lease signing. Not charged if you are declined.

  Security deposit
      $1,800–$3,600
      Set by your screening outcome. Refundable, less any damage beyond normal wear.


EVERY MONTH

  Utility administration
      $12.50
      Billing and meter reconciliation for water, sewer, and trash.

  Resident services
      3.5% of rent
      Maintenance coordination, the 24-hour emergency line, and the resident portal.

  Air filter delivery
      $9
      Replacement filters posted quarterly. Keeps the HVAC warranty valid.

  Pet rent (if you have a pet)
      $35
      Per pet, per month. Assistance animals are never charged a pet fee or pet rent.

  Late payment (if rent is paid after the grace period)
      $50
      Charged once per late month, after the grace period stated in your lease.


Assistance animals are never charged a pet fee, pet rent, or pet deposit.

If a charge does not appear on this schedule, we do not make it.
